What the Fix Involves

Roller replacement sounds small, but it's rarely just the roller. We pull the old wheels off the hinges on both sides of the door, check the stem for play, and look at the track the roller rides in before we put anything new in.

01

Bare steel originals

Most of the houses we work on in this area were built between 1982 and 1994, and a lot of them still have the original steel rollers that came with the door - no bearing, no nylon sleeve, just a steel wheel on a steel stem riding in a steel track. Those wear the track as much as they wear themselves.

02

Sealed nylon upgrade

We replace with sealed nylon rollers on most jobs, since they run quieter and don't need the lubrication steel rollers do. If the stem on an original roller has worn a groove into the track, or the track itself has flared from years of a dry roller banging through it, we flag that separately - a roller swap doesn't fix a bent or worn track, and we won't pretend it does.

03

Roller count per door

On a standard double door that's eight rollers on each side, so sixteen total; single doors run half that. We check cable alignment and spring tension while the door's open, since that's the only time to catch those issues cheaply.

04

Specialty stem sizes

We don't stock every specialty roller size on the truck. If your door takes an odd stem length or a roller larger than standard 2-inch, that may mean a short return trip once the part's in.

What You Are Seeing

The usual sign is noise - a grinding or clunking as the door travels, worse at the top or bottom of the run where the roller takes the most load going around the curve into the horizontal track.

Seized roller scraping

Some owners notice the door jerking at one point every cycle, which is often one roller that's seized on its stem and is now just scraping instead of turning. Cracked or flat-spotted rollers show up as a visible wobble in the door panels as they move, especially on wider double doors.

Bearing dry-rot from moisture

In Saint Augustine's climate - mild and humid rather than the hard freeze-thaw cycle that cracks rollers up north - the more common failure is dry-rot of the roller bearing from age and moisture rather than cold-weather brittleness.

Stem wears roller bore

Original steel rollers on a house from the 1980s or early 90s have usually gone 30-plus years without ever being lubricated, and the stem wears a groove into the roller bore until the wheel starts to wobble on its own axle. That wobble telegraphs into the track and eventually into the opener, which is why a $20 roller problem left alone for a few years can turn into a track or opener-gear repair.

Booking a Visit

We cover the Saint Augustine service area, including the Historic District, Vilano Beach, St. Augustine South, St. Augustine Beach, St. Augustine Shores, Anastasia, Butler Beach, and Crescent Beach. Tell us what you're hearing and roughly how old the door is - that's usually enough for us to bring the right roller stock on the truck the first time, instead of a second trip for parts.

Most roller jobs are done in one visit. If we find a track issue or a spring that's past its service life while we're in there, we'll show you what we're seeing and price that separately before doing any extra work - we don't add scope without asking first.

Why It Happens Here

Housing across this area runs mostly 1980s and 90s construction, with a median build year around 1987, which puts a large share of doors at the point where original hardware - rollers especially - is at or past end of life. These are owner-occupied houses for the most part; across the wider service area there are roughly 9,728 owner-occupied houses among about 13,704 households, and a lot of them still carry the door that came with the house. With median household income near $84,700 in the area, most owners we talk to would rather spend a modest amount now on rollers than wait for a track or opener failure that costs several times as much.

The mild, humid coastal climate here doesn't put the same stress on rollers that a hard freeze-thaw region does, but humidity has its own effect: steel rollers without a sealed bearing corrode and seize slowly rather than cracking suddenly, so the failure tends to creep in as noise and drag over months rather than hitting all at once.

Questions

Common questions

How many rollers does a garage door usually need replaced?

Most double doors have eight rollers per side, sixteen total, and we generally replace them as a full set rather than one or two at a time - if one has worn out from age, the rest are usually close behind on a door built in the same era.

Is roller replacement enough, or will I need a new track too?

If the stem on a worn roller has grooved or flared the track, a roller swap alone won't fix the noise. We check the track every time we replace rollers and tell you honestly if it needs attention, rather than replacing just the roller and having the problem come back.

Why is my original 1980s-era door so noisy now?

Original steel rollers from that era rarely have a sealed bearing. After decades without lubrication, the stem wears into the roller bore and the wheel starts to wobble, which shows up as grinding or clunking as the door travels through the track.
